Apartment in Batumi, Old town, 86 m², New renovation

There is a commercial space below us. The apartment starts from the 2nd floor. The apartment is on 3 levels.
1) On the first floor there is a kitchen, a living room, a small bathroom under the stairs and a hallway.
2) On the second floor there is a bedroom, a main bathroom and a hallway. In the hallway there is a separate closet for the laundry, there is a washing machine and a dryer.
3) On the 3rd floor there is a bedroom.
Also on the 3rd floor there is an exit to the terrace, but according to the documents it does not belong to us, so nothing can be built there, you can only put up a fence no more than 1 m high

Some nuances:
Heating is completely electric. And this is probably not yet available in Georgia. We have a warm ceiling. Specifically, a ceiling. A plan system is installed under the suspended ceiling, which evenly heats the room, and on the second floor there is also a floor. The water heater is built into the closet.
The house is gasified, but we deliberately did not install gas. Planes are ideal for damp and humid climates, the apartment is always dry and warm. And for summer weather, of course, there is an air conditioner in each room.
