Mortgage Approval Expiry: Keeping Track of Conditions Before Closing

“Your mortgage is approved” is welcome news, but important questions remain before the apartment is paid for. Until when is the decision valid? What must still be supplied? Does a property change affect the terms? When can the bank transfer funds?
Manage the complete chain of conditions to settlement, not one approval date. There is no universal period for all banks and products. Use the written decision, individual offer and transaction documents for your application.
An initial budget estimate, applicant decision and readiness to finance a particular property may describe different stages. Ask the bank to explain the status and outstanding conditions clearly.
Have income and liabilities been assessed, participants agreed and the apartment and security reviewed? One message should not be assumed to confirm all these steps.
A useful request is: “Please confirm what has been approved, until when, subject to which conditions, and what remains before disbursement.” Retain the response through the official channel.
The general process is covered in BuyHome's mortgage guide. Here the focus is managing a response already received.
| Timing | Question |
|---|---|
| Credit decision | Until when and under which conditions does approval operate? |
| Offered parameters | What applies to amount, rate and other terms, and when may these be reviewed? |
| Documents and valuation | What must remain current at each stage? |
| Settlement | Which prerequisites and timing govern actual funds transfer? |
Signing, security registration and receipt by the seller are not necessarily the same date. Confirm the sequence for your arrangement.
If wording is ambiguous, ask which event must occur before expiry. Submitting documents and receiving finance are different targets.
Identify the person responsible: buyer, seller, valuer, bank or another participant. Record the completed documentary outcome rather than the intention.
“Valuation ordered” is not “report accepted”. “Seller promised an extract” is not “information checked”. These distinctions reveal dependencies that can delay the next step.
Do not rush everything simultaneously without understanding the order. Some tasks depend on an identified property, and an early expense does not guarantee acceptance.
Ask what must be refreshed, by when and in which form. Do not invent one validity period for all statements, certificates and valuations.
Check whether previously submitted information is sufficient or additional periods and explanations are needed. For foreign income, allow the actual time required to obtain evidence and any necessary translation.
Keep versions and sending dates. With several files in correspondence, establish which is being used. Uploading alone does not prove sufficiency.
Do not fabricate receipts or change facts to preserve approval. Keep the application current and accurate.
Where work, income, liabilities, participants or property change, discuss the facts with the bank before the next irreversible commitment. Ask whether review is required and what the consequences are.
Do not automatically transfer an earlier decision to a different apartment. Value, legal condition and acceptability may need further assessment.
Equally, not every change necessarily cancels approval. Obtain the lender's specific answer and next steps rather than assuming either outcome.
For every stage, retain the confirmed deadline, responsible person and status rather than scattered conversations.
| Checkpoint | Record | Completion evidence |
|---|---|---|
| Decision | Status, date, terms and conditions | Written bank response |
| Property | Exact unit and agreed price | Seller documents and bank response |
| Valuation | Ordering and acceptance process | Accepted result confirmed |
| Updated information | Required scope and currency | Sufficiency confirmed |
| Draft agreements | Receipt and review | Agreed final version |
| Signing and formalities | Required sequence | Relevant documents |
| Funds transfer | Trigger conditions and recipient | Transfer and receipt confirmation |
Add a next-status-check date even when a final deadline is unknown. Mark uncertainty as a question rather than entering a convenient guess.
Assume an invented written response requires a particular condition by 20 November. Valuation is not yet accepted, the seller offers to sign on 19 November and post-signing steps to transfer funds are unclear.
The schedule is not complete merely because the dates appear close. Establish the required event by 20 November, pre-signing documents and when funds could actually move.
These are illustrative dates, not a bank's validity period. Build any allowance around confirmed actions and participants' working calendars rather than a universal number of extra days.
If delay becomes likely, contact the bank before the deadline. Ask about extension, reapplication or updating part of the decision and which parameters might change.
Obtain the outcome in writing. A manager forwarding a request does not confirm approval. Do not promise unchanged terms to the seller until confirmed.
For a reviewed decision, update the shared calendar and preliminary arrangements. Do not keep an old date merely because it appears in the moving plan.
Before a preliminary payment, establish how the purchase agreement treats financing, delay and changed decisions. A lawyer should review refunds and responsibility under the actual contract.
Do not describe approval as a guarantee of payment on any selected day. Both sides need a clear sequence and an understanding of obligations if a condition fails.
Check price, currency, recipient and account against the bank arrangement. A late payment change may require another check even when other papers are ready.
Compare the credit agreement with the latest confirmed offer: parameters, associated costs, security, timing and transfer conditions. Identify changes from earlier versions.
Ask for explanations and legal review where needed. A booked meeting should not replace reading the final text.
At settlement, establish that prerequisites are met and who confirms each stage. A screenshot of a submitted instruction is not receipt by the seller.
No universal period applies. Clarify the decision, product and event governed by the date.
The request alone does not confirm it. Obtain the response and current conditions.
Do not assume so. The lender confirms requirements and its property decision separately.
Record status, dates and conditions, allocate actions and review changes before commitments to the seller. Clear checkpoints reduce confusion between preliminary feedback and settlement readiness.
When searching with BuyHome, explain the financing stage and bank-confirmed dates. This helps organise viewings and seller discussions around a realistic timetable.
