New Boulevard Elegance is a residential complex in Batumi located in the Airport district. The project is a single-building development positioned close to the shoreline and local urban infrastructure. The complex combines a compact footprint with proximity to beaches and city amenities.
The address is ul. Zghvispiris 2, approximately 50 meters from the sea. The site is adjacent to a busy arterial road and a small yacht club is planned nearby. The nearest public transport stop is about 90 meters away on Leha and Marii Kachinskikh Street, with buses numbered №2ა, №10 and №10A operating at roughly 16-minute intervals. The international airport lies at a distance of about 3 km, Batumi seaport at almost 6 km, and the main railway station and central bus terminal at approximately 9 km.
Building and technical details are specified in project materials. The complex is presented as a 20-storey monolithic-frame structure. The building features a reinforced concrete monolithic frame, tempered glass on the front facade, and external and partition walls made from lightweight pumice blocks. Wall thicknesses are indicated as 20 cm for exterior walls and 10 cm for internal partitions. The building is equipped with a fire safety system, a backup diesel generator, and two silent high-speed passenger elevators by Kone. All major utilities are provided: gas, water supply, electricity, sewerage, central heating system and internet.
Apartment formats include studios and one- and two-room units. The stated apartment sizes range from 31 to 75 m2, and ceiling height is 2.9 m. Units are fitted with panoramic UPVC windows with insulating double glazing and balconies with tempered glass railings. Apartments are sold with a so-called "green frame" finish, which includes a metal entrance door, balcony tiling, gypsum-board ceilings, sanitary and electrical rough-ins, cement screed, leveled and plastered walls and ceilings, utility meters and radiator installation.

Nearby amenities include retail shops and chain supermarkets, the Metro City shopping centre, Leha and Maria Kachinskikh Park, restaurants, cafés and fast food outlets, fitness clubs, salons and spa services, medical facilities and pharmacies, as well as public schools and the Batumi Higher Maritime Engineering School "Anri". Within a 5–10 minute drive one can reach markets, an aqua park, lake Ardagani, hypermarkets such as Carrefour, Batumi Mall and various sports venues.
