Rainbow in Batumi is an aparthotel-style residential complex located in the Adlia district, in the Airport area, at Adlia Street, 6. The project combines hotel rooms and residential apartments in a single 15-storey building and is positioned close to the coastline and local urban infrastructure. The complex is developed by Elt Building and sits within short walking or driving distance of key neighborhood amenities.
Location and access: Rainbow stands approximately 100 metres from the sea. Nearby points of interest mentioned in project materials include shops, cafes and restaurants immediately adjacent to the site; Lech and Maria Kaczynski Park at about 430 metres; Metro City shopping centre and several supermarkets at roughly one kilometre; a motodrome at about two kilometres. Within a 5–10 minute drive are a children’s hospital, a general hospital, the Hoppa market, Public School No. 9, a kindergarten, Batumi International University and the Batumi International University Hospital. Public transport access is provided by a nearby stop served by buses No. 10 and No. 10A and several minibuses with a minimum interval of around 15 minutes. In the high season free electric shuttles between the complex and Batumi city centre are planned. Major transport hubs are at greater distances: the old bus station, maritime port and lower Argo cable car station at about 6 km, Metro bus terminal at 7.5 km, Batumi Central bus station and Batumi Passenger railway station at around 9 km, and the airport within approximately 3 km.
Building and technologies: The project is a 15-storey L-shaped building with a flat, usable roof. Construction technology is monolithic reinforced concrete frame. Facades are insulated with eco-friendly thermal insulation, and the architecture includes coloured horizontal balcony railings on the lower floors, panoramic glazed corner sections and dedicated loggias on upper levels. The building is equipped with five lifts (three passenger and two freight) with additional emergency power supply.
Apartments and layouts: The residential offer consists of studio units and one-bedroom apartments. Apartment sizes range from 23.2 to 78.7 m2, with a ceiling height of 3.0 m. Units are delivered in a black frame finish; connection to central utilities is included. Apartments feature energy-efficient glazing and large open balconies with transparent railings. Project documentation indicates that lower floors are intended for hotel rooms while upper floors are residential.
Infrastructure and security: On-site facilities include retail premises on the ground floor, a spa centre and a fitness room. The roof area is developed as a landscaped terrace with a pool, jacuzzi, summer cinema and a café-bar. The internal courtyard is closed and landscaped, with children’s playgrounds and rest zones. There is an underground parking garage and an adjacent open surface parking area. Security measures comprise 24/7 security service, video surveillance and a concierge desk in the lobby, with round-the-clock administrative servicing of apartments.
Usage scenarios: The combined hotel and residential format, coastal proximity and in-house amenities make Rainbow suitable both for permanent residence and for operation in the short- or long-term rental market, without guaranteeing specific returns.
Status and terms: The building is completed, with one house delivered in 2024. Sales from the developer are reported as sold out; transactions are carried out in cash, and the developer offers instalment plans up to three years subject to a 30% initial payment.
Summary: Rainbow by Elt Building in Batumi is a 15-floor aparthotel on Adlia Street, 100 metres from the sea, featuring underground parking, spa and fitness facilities, a roof terrace with pool and cinema, and a secured closed courtyard.
